Seascapes duplex
Cajal Bodies designed a duplex expansion for Seascapes Bira across twenty-three sheets: a ground-floor twin room, a studio with a loft above it, and a covered roof terrace.
Seascapes Bira has three rooms. The duplex adds a stack to them: a twin room at ground level, a four-metre studio with a loft over it, and a covered roof terrace with a tub. A mirrored second stack is drawn and deliberately deferred, so the first one can be built and lived in before the second is committed to.
The drawings run to twenty-three sheets and ship in three forms, because three different people have to read them and they do not read the same way. The builders get a pack in Bahasa Indonesia written in the language of the trade. Investors get packs in English and French. The drawings underneath are identical in all three; only the reader changes.
The set is costed in stages, and the value-engineering choices are kept as choices rather than folded in quietly, so that cutting scope stays a decision somebody makes on purpose instead of something that happens on site.
This one is ours. Seascapes Bira is run by Cajal Bodies, so the drawings, the costing and the decision to build are all in the same hands.
